Our primary business is condominium management (both residential and commercial). Each building is a mini community, housing hundreds of residents and involves an immense amount of decision making and responsibility to ensure they are operated efficiently. We are responsible for all of the day-to-day activities involved with the properties, including: all the maintenance, administration, financial stewardship, and communication with residents.
Without proper management, living in a condo can be very frustrating and expensive. Education and communication are the cornerstones underlying our operational philosophies. Our role is to provide exceptional guidance and support to the board so they can make the best decisions for the building; and we employ a number of different mediums to ensure that these decisions are communicated to the residents so that they can understand how they are impacted, and what actions may be required of them.
Our staff come from a variety of industries and draw on vast skill sets to contribute to the overall knowledge base that we draw on to provide solutions to our boards.

Communication and Accountability

Here at Core, we see communication as the key to aligning expectations and ensuring that issues are resolved in a timely manner. We want to ensure that all parties are happy with the process and outcome. We stay up-to-date on current issues through monthly board meetings. This allows us to stay accountable to the Board and to maintain effective communication with both the Board and unit owners.
We have extensive experience in financial management and we use that knowledge to assist our boards in developing and implementing operating budgets, reserve fund plans, corporation financing, collection of condo fees, and management of the corporation's investments. Using a proactive approach to financial management enables us to provide the boards with timely updates as well as addressing issues before they become serious.
Core's property managers have comprehensive project management training and experience for all levels of projects ranging from $25-million fire restorations to cosmetic interior design changes, with an average of $5-million annually. We liase with owners, board members, engineers, and contractors to ensure projects are properly inspected and managed on a day-to-day basis. Along with the Board, we identify the work needed and engage the proper engineering expertise to develop the scope of work and take the work to tender. Once the Board has approved the bid and awarded the contract, we will work with engineers and contractors to manage the project and to ensure timely completion. We ensure ongoing supervision, as well as updates to the Board and unit owners.
We have the resources and knowledge to assist the Board in determining the best method of approaching and implementing any capital improvement projects. We work closely with engineers and contractors in all disciplines of the construction industry. We work with each Board of Directors to develop a preventative maintenance schedule specifically for your building and equipment. Our approved contractors are available at all times to quickly and efficiently handle emergencies.
